These guidelines require that parking spaces be accessible to individuals with disabilities, and include features such as designated parking spots, ramps, and signage.

Challenge

This parking lot had been in terrible shape, and scabbed together since Top Job’s founding in 2005. Sinking, cracking, potholes, and patching had wrecked the drainage, and it was determined that, left unchecked, water penetration was going to make the base unusable. Other contractors bid to remove the asphalt and replace the base, making the cost of replacement out of reach for the owner. 
Additionally, heavy truck lanes for deliveries, as well as heavy storage containers and scrap bin areas were improperly designed, and not holding up.

Solution

Top Job did a careful analysis of the parking lot, including areas where sinking or pumping indicated impacted base material, as well as a detailed map of existing drainage. It was determined that by milling the existing asphalt into the base material, called “Full Depth Reclamation” the base could be fortified and reclaimed. Leaving most of the asphalt in place and turning it into base material had several distinct advantages:

 

  1. Adding 3 inches of base to the existing base substantially increased load bearing capacity and QUANTITY of base material.

  2. Mixing water resistant asphalt into the existing base, and breaking up any clay that had pumped, substantially improved the QUALITY of the base material.

  3. The additional base material allowed the grading crew to rework the grade, resulting in superior drainage relative to even when it was first installed.

  4. Very little asphalt had to be trucked out, or base trucked in, saving the customer hundreds of thousands of dollars.

 

Once the base was fully reclaimed, it was compaction tested and areas where reclamation was insufficient to restore the base were replaced, ensuring extended performance at minimal cost.

 

The main parking areas were paved at 3 inches, and the heavy truck lanes and storage areas were paved at 4 inches. Additionally, steel grid base reinforcement panels were utilized in areas where forklifts transitioned from cement to asphalt, ensuring proper disbursement of energy and a long service life.

Summary

Through extended and careful communication with the customer, understanding the specific needs and traffic, and a little out-side-the-box thinking, the customer was left with a parking lot that is now 100% designed for their specific use, that will last for decades to come, at a fraction of the cost that other contractors were quoting for full replacement of the base.
