Utah Crack Sealing


A crack sealant is a viscous material that is applied to cracks in asphalt pavement to prevent water from penetrating the asphalt surface and causing further damage.

Most cracks in asphalt pavement are caused by thermal expansion , which can damage the structural integrity of highways. Also, water that seeps through cracks in asphalt pavement can freeze and cause more damage during winter months. The most common method for preventing water damage is to seal the cracks with a material containing bitumen or another type of oil, such as petroleum distillate.

When sealing cracks in asphalt pavement, it’s important to use the right crack-sealing equipment. At Top Job, we use best-in-class equipment with top-of-the-line material to ensure the job is done right the first time.

Crack seal is quite ugly, but it is also the most vital, and cost-effective maintenance procedure for your asphalt.

Our Crack Sealing Secrets

Top Job uses industry-leading elastoflex material specifically formulated for the climate and season we are working in. A good material will still be soft and flexible during the winter, without getting too soft and gooey during the heat of the summer. Polymers help widen that working temperature range for the extreme seasonal fluctuations in Utah and Idaho. Top Job uses only the best products with high polymer loads that are appropriate for our climate.

Why not seal hairline cracks?

1)  Crack seal applied to hairline cracks is prone to pull out. With such a small reservoir for the material to get inside the crack the bulk of the material will be outside/on top of the crack, causing the material to not be well anchored, and susceptible to pullout from traffic or snow removal.

2)  Crack seal applied to hairline cracks is prone to re-crack. Good crack sealant can expand about 30-40% before failing, ie separating/ recracking. Cracks tend to grow and move a set amount each year regardless of size, based on the rate of pavement shrinkage, base, temperature fluctuations, etc. As an example let’s say that all cracks on a particular pavement grow in width 1/16 inch per year. A one inch crack will grow to be 1 1/16 inches wide, which is well under 30%. However a 1/8 inch crack will become 3/16 inches wide, or a width growth rate of 50%, exceeding the sealants stretch capacity, causing the crack seal to fail.

3)  Crack sealing hairlines is a waste of funds. The primary function of crack sealing asphalt is to prevent water from damaging the pavement. Experts agree that water sitting in cracks has little/no harmful effect. Water damage is the result of saturation and/or erosion of the base and subbase materials, which compromises the load-bearing capacity of the pavement. Industry experts agree that in the unlikely event that water is able to penetrate a hairline crack to the base, the volume of water over a given period of time is so minute as to be inconsequential, and therefore irrelevant. This is also why cracks don’t need to be filled all the way to the top, and in fact overfilling cracks causes more issues like pullout, tracking, and tripping hazards, to name a few.

Top Job Staff and crew did an excellent job on our parking lot. The crack seal crew was on the job before daylight and did great work. Most impressive was the slurry seal crew. Kerry and his team did a wonderful job. worked around my tenants parking issues, worked between rain storms. Kerry would not apply slurry until he was 100 percent sure the parking lot was dry enough after the rain. refreshing to see someone care so much about his product, his job, and his crew.
