Ever heard “you get what you pay for”? sometimes spending a little more up front can save you money down the road. Here at Top Job Asphalt, we use leading innovations in technology in order to optimize our surface treatments. The acrylic polymers that are used in our Top Guard surface treatment provide a multitude of benefits. They improve the flexibility, adhesion, durability, solvent resistance, cohesion, and water-resistance of the surface. As a result, Top Guard typically lasts 2-3 times longer than a standard seal coat. Top Guard surface treatments ensure a richer, deep black color for the surface. They also provide faster cure times, which allows you to open your road or parking lot more quickly.
A sealcoat is an important component in protecting the surface of your asphalt. This coat performs a function very similar to sunscreen on human skin. Without a sealcoat, pavement will dry out and fall apart relatively quickly. With a sealcoat, a paved surface will last for an extended amount of time. Not only will this reduce the likelihood of repair costs, but it will also improve the curb appeal of your property.
Fog Seal both protects and reverses the harmful impact of weathering and oxidation. Fog seals are unique in that they actually soak into the pavement and improve the binder. Fog seals can be the most cost effective surface treatment option, and they are most effective on older pavements that need to be rehydrated.
Slurry seal treatments are often used to fill defects in a paved surface. This can prevent water from pooling on the surface, which can both protect the condition of the surface and reduce the likelihood of hydroplaning. It can also help to improve the skid resistant qualities of the paved surface.
Parking Lot Paving & Repair
Parking Lot Paving
Ever wondered why so many parking lots have puddles, or are falling apart? Contrary to what you might think, it’s not always because the business hasn’t been doing proper maintenance. It’s often because minimum specs on thickness, drainage, and other issues are barely met, or even not met, during the construction process. Then, after construction, things start to settle. Maybe the lot was designed for light cars, without considering delivery trucks or garbage trucks. Heavy trucks cause some cracking. 2% slope becomes 1.5%. Water is not running off like it should, and soaks through the cracks, saturating the base, and a parking lot that should have lasted 50 years, looks terrible in 15.
Top Job Asphalt knows that minimum specs are just that, MINIMUMS. A little time and money spent now will save thousands down the road. We are committed to creating a product you can count on for years to come, outlasting the competition. When you meet with our estimators, you will see the difference.
Parking Lot Repair
More and more, the look and feel of a commercial facility is vital to attracting and retaining customers. Parking areas are one of the first things people see when considering patronizing a business. Properly maintained pavement gives a clean and professional appearance that communicates a commitment to quality that customers recognize.
Top Job Asphalt can help you save money AND generate more revenue by attracting new clients and helping you keep existing clients from going next door. Whether you need paving, repairs, striping, signage, ADA upgrades, or concrete work, Top Job Asphalt is the right choice to help maximize your investment.
We understand that to successful companies, budget is king. With the right communication, we can tailor a maintenance plan that fits within your budget. One of the main ways to save on maintenance is to batch services, rather than areas. Rather than crack seal, patch, seal coat, and stripe a section at a time, paying mobilization for four different crews, it is cheaper to patch and crack seal this year, and seal coat and stripe next year. There are a hundred ways for us to help you save, we just need to know the budget we are working with.
Pavement is a significant asset in any portfolio.
Our Parking Lot Paving Services insure that asset lasts a very long time.
Concrete Installation & Repair
Concrete can get chipped by snow plows, forklifts, customer vehicles or spalled by the freeze-thaw cycle. Patching will improve appearance, make the concrete last longer and decrease liability. In areas such as loading docks, storage areas or where forklifts work, when speed to reopen is more critical than aesthetics, fast setting epoxy patches can be used. In retail areas where looks count, concrete patching is a great option.
Asphalt requires a steeper slope to drain than concrete. That’s why you see valley gutters in parking lots where the grade is marginal. We can help improve your drainage by installing concrete valley gutters in critical areas.
Concrete Crack Repair
Cracks can be repaired by routing and caulking if maintaining the integrity of the concrete is more important than looking pretty. Routing and caulking concrete cracks prevents excess water from infiltrating cracks, eroding the base and accelerating freeze-thaw related issues.
Concrete Grinding and Lifting
Grinding is a good option for small trip hazards where concrete slabs have raised or sunk, or when the entrance to a waterway is too high. Sunken slabs can be raised and leveled using foam injection which also increases the load bearing capacity of the subgrade and fills voids.
Of course, sometimes it’s best to just tear out old concrete and start over. We can replace damaged pieces of curb and gutter, sidewalks, steps, drain boxes and manhole collars. No job is too small!
Concrete is porous and allows water to soak into the surface. Salt and ice-melt chemically compromise the surface causing spalling or flaking. Sealing concrete every 2-3 years helps preserve it. You can perform a simple test to see if your concrete needs to be sealed by pouring a little bit of water on the surface and watching to see if it soaks in or beads up. When it soaks in, it’s time to seal again.

Top Job uses industry leading elastoflex material specifically formulated for the climate and season we are working in. A good material will still be soft and flexible during the winter, without getting too soft and gooey during the heat of the summer. Polymers help widen that working temperature range for the extreme seasonal fluctuations in Utah and Idaho. Top Job uses only the best products with high polymer loads that are appropriate for our climate.
Why not seal hairline cracks?
1) Crack seal applied to hairline cracks is prone to pull out. With such a small reservoir for the material to get inside the crack the bulk of the material will be outside/on top of the crack, causing the material to not be well anchored, and susceptible to pullout from traffic or snow removal.
2) Crack seal applied to hairline cracks is prone to re-crack. Good crack sealant can expand about 30-40% before failing, ie separating/ recracking. Cracks tend to grow and move a set amount each year regardless of size, based on the rate of pavement shrinkage, base, temperature fluctuations, etc. As an example let’s say that all cracks on a particular pavement grow in width 1/16 inch per year. A one inch crack will grow to be 1 1/16 inches wide, which is well under 30%. However a 1/8 inch crack will become 3/16 inches wide, or a width growth rate of 50%, exceeding the sealants stretch capacity, causing the crack seal to fail.
3) Crack sealing hairlines is a waste of funds. The primary function of crack sealing asphalt is to prevent water from damaging the pavement. Experts agree that water sitting in cracks has little/no harmful effect. Water damage is the result of saturation and/or erosion of the base and subbase materials, which compromises the load bearing capacity of the pavement. Industry experts agree that in the unlikely event that water is able to penetrate a hairline crack to the base, the volume of water over a given period of time is so minute as to be inconsequential, and therefore irrelevant. This is also why cracks don’t need to be filled all the way to the top, and in fact over filling cracks causes more issues like pullout, tracking, and tripping hazards, to name a few.
We care for your asphalt surfaces throughout the warm months. Now we can take care of you all year! Our snow and ice management services can help to keep your asphalt in great condition during the winter. These services can be incredibly valuable to protect your customers and employees throughout the winter months.
Snow that is allowed to build up on the roads or in parking lots can cause dangerous conditions for driving and walking alike. It can be incredibly valuable for businesses to obtain plowing services to ensure that snow is removed quickly and effectively. This will go a long way toward preventing accidents, damage, and many additional problems.
Ice Melt Application
Cold temperatures can lead to incredibly icy conditions. Icy surfaces are one of the leading
causes of injury from slips and falls. With the right ice melt application services, you can
minimize the presence of ice and keep people safe on your property. We offer superior ice melt application services to ensure that you can keep those on your property safe from injury.
Hauling and Disposal
Plowed snow has to go somewhere. When it is allowed to build in front of your property, it can result in vehicles becoming stuck and can cause many additional problems. Our hauling and disposal services can remove these substances from your property before they are able to result in damage.
Keeping your asphalt surfaces safe doesn’t end with the summer months. It is equally
important to implement effective services in the winter to remove snow and ensure a much safer environment. What Our Customers Are Saying
“Very impressed with the quality of their work and the organization of the company. The project estimator was spot on as to when the bid would be received and the work was professional from start to finish. I appreciated the opportunity for a walkthrough inspection after the crack filling was completed as I had some very large cracks in the asphalt. I give this company a ten out of ten (which I really do) and highly recommend them.”
